Selling Your Property: A Step‑by‑Step Guide

Thinking of selling your home? Our streamlined process ensures clarity, confidence and exceptional results at every stage. If you need tailored advice, our team is always here to help.

1. Establishing Your Property’s Value

Understanding the true value of your home is the foundation of a successful move. While online portals can offer a rough guide, only a professional valuation provides an accurate assessment based on current market conditions, comparable sales and buyer demand.

We offer a free, no‑obligation property appraisal, arranged at a time that suits you. During a 30–60 minute visit, we will:

  • Inspect your property in detail
  • Discuss your objectives and timescales
  • Review local market activity and recent sales
  • Provide a realistic value range
  • Recommend strategies to maximise your sale price

Book your free valuation today.

2. Choosing the Right Estate Agent

Once you’re ready to go to market, selecting the right agent is essential.

Be mindful of:

  • Inflated valuations that lead to long, unsuccessful marketing periods
  • Low‑fee offers that often reflect reduced service levels

A strong agent will provide:

  • A comprehensive marketing strategy
  • Professional, qualified staff
  • Realistic, evidence‑based advice

With us, you only pay when your property successfully sells — and you benefit from a dedicated sales team committed to achieving the best outcome.

3. Arranging Your EPC

An Energy Performance Certificate (EPC) is a legal requirement when selling. Through our trusted partners, we can arrange this quickly, efficiently and at a competitive rate.

4. Preparing Your Property for Market

First impressions matter — especially online. High‑quality photography and video content are crucial in attracting buyers.

To maximise your property’s appeal, we assist with:

  • Decluttering and layout optimisation
  • Highlighting key features
  • Preparing each room for photography

As part of our service, our consultant will work through your home room‑by‑room, record measurements and details, and prepare a professional floor plan.

5. Managing Viewings

Our marketing is designed to generate strong interest and quality viewings.

We will work with you to schedule appointments at the most suitable times, considering:

  • Your daily routine
  • Parking and access
  • Light levels and garden aspects
  • Children, pets and other practicalities

6. Negotiating Offers

All offers are communicated verbally as soon as they are received and confirmed in writing within 24 hours.

We will:

  • Fully qualify each buyer’s financial position
  • Liaise with brokers, lenders and selling agents
  • Advise on chain details and likely timescales

You will need to instruct a solicitor at this stage. We maintain regular communication with all parties to ensure steady progress.

7. Exchanging & Completing Contracts

Once an offer is accepted, the legal conveyancing process begins. Typical steps include:

  • Both parties instruct their conveyancers
  • Seller’s solicitor prepares and issues the draft contract
  • Buyer’s solicitor conducts searches and confirms mortgage arrangements
  • Contracts are signed and exchanged, and a completion date is set
  • Transfer deed is prepared and signed
  • Buyer’s solicitor arranges funds
  • On completion day, funds are transferred and ownership passes to the buyer
  • Stamp Duty is paid and the buyer is registered with the Land Registry

This process usually takes 6–8 weeks, though timescales can vary. To speed things up, we recommend instructing your solicitor early so they can prepare key documents in advance.

8. Surveys

If the buyer requires a mortgage, their lender will arrange a basic valuation survey. Buyers may also commission a more detailed survey to assess the property’s condition.
